General Policies We will do everything possible to make your stay most enjoyable. To ensure you will have a very pleasant experience at Floradora House B&B, we have established the following policies. Please take a few minutes to review these policies, and feel free to contact us if you have any questions.
Booking Policies Room rates include double occupancy, with an optional breakfast. Rates are quoted per night excluding tax. Floradora House B&B DOES accept walk-in guests. We prefer that bookings within 24 hours of stay are made by phone, otherwise, we encourage you to make your reservation online at our website. Upon making reservation, if check-in date is 21 days or less, the full balance will be charged to your card. No deposit will be charged to your credit card at the time of making your reservation if over 22 days from check-in date. Once check-in date is 21 days or less, the full balance will be charged to your card. All reservations must be guaranteed with a credit card regardless of how the final payment will be made. We accept MasterCard, Discover and Visa credit cards and Gift Certificates. We do not accept personal checks, travelers' checks or AMEX. If you are redeeming a Floradora House B&B gift certificate, the number must be provided at the time of making your reservation. In the event of a no-show or late cancellation, the gift certificate will be applied and any remaining balance charged to your card. Gift certificates expire one year from date of issue. Any balance left on the certificate is forfeited if not used by the expiration date and no refunds will be issued.
Cancellation Policy Making a reservation at a Bed and Breakfast is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. A last-minute cancellation gives us little chance of re-booking a room. For this reason, we uphold a strict cancellation policy: “No-shows” are responsible for full payment of their entire reservation. Guests are welcome to change or cancel their reservation without penalty or fees if done 22 days or more prior to scheduled arrival. Please contact us directly to reschedule or cancel. Guests are responsible for all nights reserved regardless of the day of departure or arrival. If changes or cancellations are done 21 days or LESS prior to scheduled arrival, the following applies: A $40 administration fee per room will be charged for all cancellations and changes made to reservation dates that are 21 days or less prior to scheduled arrival (unless the "change" is adding nights to the reservation --which is, of course, subject to availability). If 21 days or less notice, TO THE EXTENT the cancelled room(s) is(are) re-rented, all payments already charged will be credited toward a future stay (to be used within one year of original check-in date), less the $40 administration fee. If room(s) is(are) not able to be re-rented, guest will be responsible for all un-rented nights in their reservation. NO REFUNDS WILL BE ISSUED. Our policy applies to, but is not limited to, personal and family illnesses, accidents, weather related issues (we are located in the Rocky Mountains, so please be prepared for winter driving conditions), and also includes inability to obtain air or ground transportation to the B&B, regardless of the cause of the failure. Because of this, TRIP CANCELLATION INSURANCE is highly recommended. Please remember, we are making a commitment to you, and you are making one to us.
Check In/ Check Out Check-In time is between 3:00 pm and 12:00 am. Please, no calls or late arrivals after 12:00 am out of respect and courtesy of other house guests and our manager. Early arrivals are discouraged since our small staff is busy turning the rooms over from the previous night to ensure everything is ready for your check-in at 3:00 pm, however, guests may store their suitcases on-site if arriving early (based on availability- please check with us first). Arrangements for early check-ins, late check-outs, or late arrivals should be made in advance with the Innkeeper, and are based on availability. Please call us directly, and we will let you know availability for these special requests.
Check-out time is at 11:00 a.m. and guests are asked not to linger on the property so our staff can prepare our facilities for incoming guests.
Minimum Stays/ Premium Weekends There is not a minimum stay...so come on down for a last minute vacation!
Property Issues Any damages, stolen items, or broken items occurring during the stay will be the full financial responsibility of the guest, including anyone traveling with the guest. Any special clean-up resulting in damages caused by the guests will be charged to the credit card. Charges may need to be applied after guest departure as deemed necessary by the manager. Pool and bath towel replacement cost is $25. Disposable towelettes are provided for removing make-up, please do not use washcloths!
Please report all spills and/or damages to the manager promptly.
Alcoholic Beverages Floradora House B&B does not hold a license to sell alcoholic beverages. Guests may bring their own, but for the safety and comfort of all of our guests, please drink responsibly. There are several establishments to purchase locally as well. Floradora House and/or it's employees will not be held responsible for any incidents.
Smoking & Candle Burning Due to the historic nature of our home, and for the safety and comfort of all of our guests, we do not allow ANY smoking, vaping, pipes, fireworks or incense/candle burning in any of our guest rooms or on any of the grounds of Floradora House B&B. Guests smoking in the house or on the grounds will be charged a minimum $200 fee and up, to return any room to a non-smoking status.
Outside Guests, Children and Pet We cater to the comfort, privacy and security of our registered guests. Guest visitors are only permitted on the property with prior manager approval. If you would like to have any non-registered guests join you for breakfast, there is an additional charge of $25 per person, and advance notice to the manager is required (subject to availability).
Floradora House B&B is regarded as a quiet escape and romantic getaway for most of our guests, and we work hard to foster that environment. Therefore, it is not an appropriate place for children under 12, unless prior permission is given by the manager. Persons not staying overnight are not permitted in the house at any time unless prior arrangements with the manager have been made (such as an additional guest for breakfast).
We regret that we are not able to accommodate guest pets. We are happy to give you information about local pet-sitters, but as they are often booked, we recommend finding a pet-sitter in your hometown.
Gratuities We do not add a service charge to your bill. Tips are certainly appreciated and shared by all staff.
Owner's Rights Floradora House B&B is privately owned and operated. Management reserves the right to refuse service to anyone. We will not be responsible for guest accidents or injury, or for the loss of money, jewelry, or valuables of any kind.
